Why Indigo?

Value For Money - Our Property Management Team delivers value for money to residential blocks of all shapes and sizes.
We consistently deliver year on year budget reductions. Indigo Property Management have never failed to reach our minimum target of a 20% reduction in the expenditure of companies previously managed by any other agent. In all cases we have improved the appearance of the development and the quality of service from providers. Our average cost reduction for new business over the last 12 months is 26%.

Quality Customer Service - Unlike other agencies, we only allocate a small number of developments, or units, to each of our property managers which enables them to provide a very high level of service. As our property managers are on site at least twice a week they get to know the owners and residents by name; we believe this personal interaction differentiates us from our competitors who in a lot of cases manage developments from a desk.

Cashflow - Our first priority for new and existing developments is debt collection; consistent threatening letters are easy to ignore, instead Indigo’s method of dealing directly with each account holder coupled with our fast track legal process continues to achieve results. Our system of debt collection is a proven success as 97% of all service charge accounts under our management are in order. We provide a separate sinking fund projection report on an annual basis for the delivery of recurring maintenance/upgrade projects, depending on the development costs projections are estimated for between 10 to 30 years into the future.

Site visits - Each block manager makes proactive site visits a priority. Our block managers visit each site at least twice per week to ensure all work is being carried out to sufficient standards prior to contractors being paid. These visits also allow us to foresee problems before they arise and find solutions before they become an issue.

Transparency Accounting- As part of our commitment to drive down costs all contracts are put out to tender at least once per annum, tender documents are presented to the directors before any contractor is appointed. We provide detailed financial reports to directors every quarter including a breakdown of service charge arrears, cashflow reports, bank reconciliations and expenditure versus budget comparison. For total transparency all reports are available to owners upon request.
